Gorgeous!  Did you plant everything since you've been there or did some of it come with the house?

No, the plants did not come with the house. The house had been rented for a couple of years and the tenants did not do a thing to the landscaping. It was also vacant for six months so even the lawn was brown and weedy. I like it that way though because it's like a blank slate. The condition of the landscaping was also a great leverage for us when it came to price negotiation. We got a landscaping allowance.
I have to start from scratch. Most of plants in the pics were grown since our May move but some are from my potted collection which I dragged with me at every move (ie. the plumeria).
I still have some plants on my wish list that I have yet to find or buy. So far, I have sank in a few thousand dollars in soil ammendments, grass seeds and plants and there's more to buy!
